DMCI Homes achieves new high with tallest tower at Tivoli Garden Residences

DMCI Homes continues to achieve lofty strides with the launch of its tallest tower to date at its premier high-rise project in Mandaluyong City.

The 41-storey Iris-the fourth tower of Tivoli Garden Residences-was recently declared open for sale, offering more unit options: studio, one-bedroom, two-bedroom, three-bedroom and tandem condo units, for the market of professionals, and start-up families. The other towers, Bauhinia and Heliconia, are 28-storeys each while Eugenia is 24-storeys high.

As an esteemed development within Mandaluyong City enjoying a strategic location, Tivoli Garden also boasts of a unique structure, distinguished by three-storey high openings on the side of the building called Sky Patios that allow the entry of natural light and maximum ventilation to permeate around each residential tower.

This advantage will be replicated at Iris but with its own enhancement, noted Arch. Rina Soriano, DMCI Homes' Architectural Design Manager: "The Sky Patios will be given a different treatment through a frame around the openings that will enhance this unique feature. The frame will be extended up to another floor to make the openings appear bigger so that the façade of the building will look particularly attractive."

Sky Patios are located on every five floors, giving Iris a total of 14, with two per side. The Sky Patios are part of the Sky Garden feature on every fifth level, which also consists of an Atrium in the middle of the building. Residents can lounge around at these common spaces right outside their doorstep, which feature benches and other seating areas, water features and a charming landscape of tropical plants. The sight of the greens and water along with the view of the skyline instantly invigorates, attracting the family to gather together or for the stressed urbanite to enjoy some "me" moments.

Soriano added that Iris will be equipped with six elevators in anticipation of the volume of residents who will occupy the building. A total of 800 units will be available, mostly comprised of studio and two-bedroom units that will cater to the market demand. Majority of the studios are located on the sixth to the 15th floor, or the first two zones.

Iris will be perched on top of a five-level podium parking building, which will also be installed with amenities such as a basketball court, play area, and two badminton courts. Such an elevated position will provide residents with stunning views of Rockwell, Makati and the rest of the city. The podium level will also be adorned by lush landscaping and open spaces to soften the feel of a high-rise neighborhood.

"We want our residents to look forward to the amenities that are well-distributed in every area of the development. Iris and the fifth tower, Hibiscus, will enjoy easy access to the podium level amenities, to complement the existing Central Amenities Area which consists of a Grand Clubhouse with complete amenities and an adult and kiddie swimming pools at the ground level, and the Sky Lounge on Bauhinia Tower. This year, we are also completing the Leisure Pool and open Activity Lawns which are found on the ground level across Iris Tower," Soriano said.

The bountiful amenities and activities offered at Tivoli Garden will likewise highlight the tropical resort lifestyle offered within this high-rise development. Despite the height of the towers, residents will not feel constricted or boxed in because of the expansive open spaces and attractive landscaping around the development, Soriano added.

Engr. Ranie M. Calimbas, DMCI Homes' Project Manager meanwhile said that the target completion and turnover date for the Iris Tower is on March 2013. Presently, the first tower, Bauhinia, is home to more than 200 families who are thriving in a relaxed lifestyle in their high-rise address, especially with the charming Sky Gardens. The second tower, Eugenia, is set for turnover on February this year.

"Another advantage we have is our bigger units," Calimbas said. "At Iris, our residential units are 20 to 30 percent bigger compared to other projects. Our studio unit can be as big as 40.5 sqm while the three-bedroom can go as high as 100 sqm with a balcony and maid's room. That's more than enough space to suit the needs of single professionals or young couples with small children and even growing families. With DMCI Homes' medium density living proposition, we continue to offer central atriums and spacious hallways.
